How Do I Find out What Zone My Parcel Is In?
The state fire marshal publishes a fire hazard severity zone viewer and it is public and free. Confirm with the fire authority that covers the parcel, because local vegetation ordinances can change what compliance means.

It has been revised in recent years and parcels have moved in both directions. The obligations follow the current classification rather than the one that applied at purchase, so check the current viewer.
Why Does the Zone Matter So Much to the Price?
Three separate effects. It raises the construction cost on any substantial rebuild, it triggers a documentation obligation on you as seller, and it makes the finished house harder to insure. All three feed into what a buyer can pay.
My Parcel Is Not Mapped at All.
Then the documentation obligation does not apply and a rebuild is not held to the wildfire construction standards. That is worth confirming rather than assuming, and worth telling every buyer, because it raises what they can pay.
About Defensible Space Documentation
What Exactly Do I Have to Provide?
Documentation stating the property complies with the 100 foot defensible space requirement under Public Resources Code section 4291, or with a local vegetation management ordinance where one has been adopted. It applies to sellers in high or very high fire hazard severity zones.
How Recent Does It Have to Be?
Obtained within the six month period before you enter into the transaction. An older inspection does not satisfy it.
My Landscape Burned. There Is Nothing to Inspect.
That is what the exception is for. Where documentation cannot be obtained by close of escrow, the seller and buyer may enter a written agreement under which the buyer obtains compliance documentation within one year of closing. Raise it with escrow early.
Who Does the Inspection?
Generally the local fire department inside city limits, and CAL FIRE for unincorporated parcels in the state responsibility area. Requesting from the wrong authority produces nothing, so confirm which applies first.

What Do the Wildfire Construction Standards Actually Require?
Five assemblies are regulated: the roof, exterior walls, eaves and vents, decking, and exterior windows and doors. In practice a Class A fire-rated roof, ignition-resistant or noncombustible walls, ember-resistant vents, and dual-glazed windows with at least one tempered pane.
My Contractor Keeps Saying "Chapter 7A".
That is the familiar name, and under the 2025 code cycle the provisions were relocated into a dedicated wildland-urban interface code with the technical content largely unchanged. Confirm with the building department which document your plans are being checked against.
Does a Repair Trigger the Same Requirements?
Generally not to the same extent. The standards attach to new construction and substantial reconstruction, so a contained repair frequently avoids the full set. Your plan checker is the authority on where the threshold falls for your specific work.
My Rebuild Quote Is More Than the House Is Worth.
That happens on older, modestly valued housing, particularly in a mapped zone. In that situation the repaired existing building is the asset and a buyer pricing the property as a teardown is offering too little.

Why Does Everyone Ask About the Slab?
Because most Inland Empire housing is slab-on-grade and heat damage to a slab is invisible. It is the largest unknown on most files here, and buyers discount unknowns far more heavily than known problems.
The Fire Reached the Roof of a Newer House.
That is usually the expensive case. Engineered roof trusses exposed to heat are replaced as complete assemblies rather than repaired, so a fire that reaches them generally produces a rebuild.
Insuring the Burned Property Is Costing a Fortune.
Normal here and a real pressure. Vacant fire-damaged structures in mapped zones are expensive to insure and sometimes hard to place at all, which raises the cost of waiting and is worth factoring into any decision about timing.
My Insurer Non-Renewed Me Before the Fire.
Tell any buyer. It is information about the property rather than about you, and a buyer who learns it late will treat it as a reason to reduce.

Can I Sell With an Open Claim?
Yes. Who keeps the proceeds is a negotiated term rather than a legal barrier. Tell any buyer at the outset; one who suggests concealing it from your carrier is telling you something useful.
How Do I Know If I Am in a City or the County?
The county assessor's parcel record names the jurisdiction, free. Postal addresses are the least reliable guide and the most common source of wasted weeks here.
