The Zone Line Runs Through the City

In most places fire hazard mapping is a regional fact. In Corona it is a street-level one, because the city extends from flat valley ground up to the hillside margins where exposure rises sharply.

How Do I Know Which Side of the Line My House Is On?

Look the parcel up on the state fire marshal's fire hazard severity zone viewer, then confirm with Corona's fire department. Do not rely on what a neighbour says applies to them, because the classification can change within a few hundred feet on the hillside margins of this city.

What Follows on the Hillside Side

Corona built out across several decades, with substantial expansion from the 1970s through the 2000s. Where a parcel is mapped, the seller must supply defensible space documentation obtained within 6 months of entering the transaction, covering the 100 foot zone required by Public Resources Code §4291, and any substantial reconstruction must carry a Class A roof and vents screened to between 1/16 and 1/8 inch mesh. The requirement has applied since 1 July 2021 under AB 38, and where documentation cannot be obtained before closing a written agreement may give the buyer 1 year to obtain it. Where the parcel is mapped high or very high, two things attach. As seller you must provide the buyer with documentation that the property complies with the 100 foot defensible space requirement, obtained within the six months before you enter the transaction. And any substantial reconstruction must meet the wildfire construction standards: a Class A roof, ignition-resistant or noncombustible walls, ember-resistant vents and dual-glazed windows with a tempered pane.

Does the Hillside Position Change What My House Is Worth?

Yes, in both directions. A mapped parcel carries a more expensive rebuild and a harder insurance placement, which reduces what a buyer will pay. Hillside parcels also frequently carry views and larger lots that support higher finished values. The two do not cancel out predictably, which is why a parcel-specific figure matters here.

The Slab Question Applies Either Way

The wildfire construction standards were introduced in 2008 and updated several times since, most recently under the 2025 code cycle, so nothing built before 2008 was originally held to them. Most Corona housing is slab-on-grade. Heat damage to a slab is not visible and is expensive to rule out, which makes it the largest unknown on most files here regardless of which side of the zone line the parcel sits on.
